About Dale and Collins

Our history begins in 1990, as a local independent residential estate agent for property sales, lettings and management, across the whole of the Stoke on Trent area. In 2011 we grew our business with the purchase of another local independent sales agent, which placed Dale & Collins as one of the leading independent, family-run estate agencies in Stoke on Trent for both residential sales and residential let and managed services.

We have developed into a vibrant company with a modern outlook, whilst still retaining our core values and principles - integrity and professionalism. We pride ourselves on our local property knowledge, our friendly service and the professional relationships that we build with our clients.

We are lucky to work as a really strong team. We all love residential property; we get a great deal of satisfaction from helping our clients – advising, supporting and handing over keys at the point of a successful sale or letting.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
